About Merwick Stanworth
Merwick Stanworth is a residential community affiliated with Princeton University that includes 325 townhomes and apartments, primarily serving Princeton University faculty and staff. Of these homes, 56 are designated as affordable housing. Princeton Community Housing (PCH) serves as the Administrative Agent for the affordable homes in coordination with Princeton University.
The community offers one-, two-, and three-bedroom rental apartments and townhomes conveniently located off Route 206.
American Campus Communities owns and manages Merwick Stanworth, while PCH administers the affordable housing program for the designated affordable units. Rent for these homes is determined based on household income in accordance with U.S. Department of Housing and Urban Development (HUD) and New Jersey Uniform Housing Affordability Controls (UHAC) guidelines.

As the Administrative Agent, PCHDC is responsible for:
Overseeing rental affordability controls
Affirmative marketing for each rental property
Processing all rental applications
Completing household income certifications
Maintaining the rental waitlist of income eligible applicants
Informing owners of annual rental adjustments set by NJ UHAC
Conducting random selection lotteries as needed.
PCHDC administers the affordable rentals program in accordance with the Uniform Housing Affordability Controls (UHAC), as set forth in N.J.A.C. 5:80-26.1 et seq., and applicable State of New Jersey affordable housing regulations. Learn more here.
